Whether you’re interested in moving in or have lived at The Brook at Bay Area for some time, you will have questions about life in our community. Fortunately, our property manager is here to help. Below, you can find some commonly asked questions about our apartments, including policies and information about our amenities. Answering Webster’s Questions About Our Apartments

The Brook on Bay Area has 776 units. Of those, we have:

  • 464 one-bedroom apartments
  • 300 two-bedroom apartments
  • 12 three-bedroom apartments

For current availability, please contact our office. Based on our current vacancies, our property manager will find the right apartment to fit your needs and budget.

To maintain a safe environment for all residents, we have certain standards that prospective tenants must meet. These include:

  • A credit score above 500
  • Good rental history
  • At least one year of employment
  • No criminal record

To see if you qualify to rent one of our apartments, complete an application today. Our leasing agent will determine whether you qualify and follow up with you regarding the next steps.

While we offer free parking in our surface lot to all of our tenants and guests, we also have carports available to rent for $35 per month. If you have any questions regarding parking or would like to inquire about renting a carport, contact our office.

The Brook on Bay Area is located in the Clear Creek Independent School District (CCISD), which has a positive reputation among families in the area. In fact, the elementary school is within walking distance from our community, making getting your children to school easy.

To best meet our residents’ needs, we offer leases of varying lengths, including 6, 12, or 15-month options. If you’re not sure which is right for you, contact our office. Our leasing agent will help you determine the right length of lease for your specific situation.

While we don’t require a damage deposit, we charge a “risk fee” ranging from $150 to the equivalent of one month’s rent, depending on your situation.

Your leasing agent will determine this fee with you based on the information you provided on your application. To get started, complete your application today.

Generally, we do not require prospective tenants to have a co-signer for their lease. However, we require one for college students or others who do not have a long work or rental history. Please let us know if this is the case so we can accommodate you and your co-signer.
